Construction Documents is a part of architectural design service. This phase of the construction process involves developing the design drawings into a comprehensive and precise set of construction documents. These documents include detailed drawings and specifications that communicate the design intent to the builder. It also includes materials, finishes, fixtures, equipment, and appliances to be installed, as well as coordination with the structural engineer's and any other consultant drawings. This phase requires a lot of time and clients should be prepared to make decisions. The final decisions are up to the client, as they will be the ones occupying and maintaining the home or building. Usually, in this part of the project we need to involve local architect who reviewing all the documentation and put his stamp on it. Remember, we are licensed architects and engineers, but we don't have a license for every corner of the earth.

Building Permitting involves gathering additional information and documents needed to obtain a building permit. This includes information to show the project complies with applicable codes and regulations. The documents are submitted to the local plans reviewer and any additional information or clarifications are given as needed. The length and cost of this phase can vary depending on the jurisdiction, complexity of the project, and any special historic district or community design review processes.
